SPRING UPDATE - COUNTDOWN TO SUMMER |

UPDATE - SATURDAY, MAY 19TH - Summer season begins in less than ONE week!
More than 70 cars in the parking lot this morning with many owners coming down to enjoy the weather and lots of visitors enjoying the Cruisin' event.
We are still on schedule for the opening of our 2012 Summer Season which begins Friday, May 25th. The pool has been drained, cleaned and filled with water; a chlorine "shock treatment" has been added by our pool company and the water should be a nice shade of blue in a few days. Our new Chaise Lounges are in place; the refurbished deck furniture has been delayed but we expect it to be here by mid-week.
NOTE: Pet Registration Reminder
Last December Pet Committee chair Kelly Dex sent out new "Pet Registration Forms" as part of HPN's efforts to make sure pets are properly registered and have tags for the upcoming summer season. If you haven't returned these forms yet please do so soon.
HPN Owners Bulletin board
We've installed a Bulletin Board for HPN owners accross from the office. This has been installed to give HPN owners a highly-visible location to post personal adds and flyers which might interest other HPN owners. Since HPN Bylaws prohibit the placement of ads and posters near owner front doors, the new bulletin board will serve as a great place to please these types of notices.
In keeping with the Board's goal of continually improving the appearance of and amenities around the building a number of esthetic changes are being accomplished this Spring.

UPDATE JANUARY 10TH - COUNTY ASSESSMENT NOTICES |

Update - January 10th, 2012
Important: If you want to challenge the "New Market Value" in the latest County Assessment Notice you MUST follow the procedure on the reverse side of the Notice. Specifically, instead of filing a "Petition for Review" as required prior to the new Notice, you now need to follow the "APPEAL PROCEDURE" outlined on the back of the new Notice.
Also, "Total Market Value" calculations are now available as a pdf file in the "Download" section of this website
County Assessment Notices (originally posted on January 4th)
By now you should have received your updated Worcester County Assessment Notices.
The good news is that the "NEW MARKET VALUE" (previously called "BASE VALUE") for every type of unit within HPN has decreased significantly, which should ultimately result in a lower tax bill for most owners.
The other news however is that:
- the "NEW MARKET VALUE's" could be reduced even further based on recent comparable sales
- the "NEW MARKET VALUE" established by the County for the A/J Stacks is totally out of whack, which in turn may have an impact on every other type of unit and the appeal process (Appeals must be filed by FEBRUARY 10, 2012.)
More information will be sent out to all owners on the HPN email list within the next few days.

OWNER'S MEETING SUMMARY |

HPN held its annual Owner's Meeting on Saturday, September 17th, at St. Peter's Lutheran Church a couple of blocks down the street. The necessary quorum of >33 1/3% (owner's present or represented by Proxy) was achieved and the meeting was official.

All things considered HPN and OC dodged a bullet last night
Tom just reported that based on his initial examination our owners that decided to "ride it out" are OK and our building came through Irene with minimal to no damage. The rain has stopped but winds remain high so Tom will not be taking down the plywood or putting out deck furniture until tomorrow. The pool overflowed from the rain and is being drained; sand will be vacuumed up within a day or so.
Ocean City is allowing owners (with proof) to return to their homes now and the city will open to all after noon today. Understand that many stores remain closed, but it appears that things will be pretty much back to normal within a few days.

For the first time in many years, perhaps ever, HPN is now totally shut down as of mid-afternoon
All guests were out of the building by mid-morning, with most remaining owners following suit by early afternoon (four have decided to stay - we wish them well). Tom and his staff have worked tirelessly over the past two days completing many tasks including bringing in deck (oceanfront and owner) furniture, securing owner shutters that weren't already closed, boarding up the lobby and mezzanine. The elevators are now parked at the 13th floor and turned off, and the generator has been closed down to avoid damage until Irene subsides.
Virtually all stores were closed at noon and Ocean City's mandatory evacuation plan has emptied the city of all but a few workers still boarding up stores.
Many thanks to Tom, Pearless and DeMond for their hard work getting our building ready for whatever happens tomorrow night. Let's all pray that everyone gets through this event with no injuries and minimal damage.

MANDATORY EVACUATION - PHASE 3 OF OC'S EMERGENCY PLAN |

OC Mayor Meehan signed a proclamation a few hours ago initiating Phase 3 of the Emergency Plan. You can view this on the OC Government website. Clarifying information was issued by the OC Chamber of Commerce 20 minutes ago:
- Guests should leave tonight by midnight
- All personnel should be out of town by 3PM Friday
HPN staff has begun the process of bringing in deck furniture and will be boarding up lobby tomorrow AM. Owner's deck furniture will be moved inside the unit, and hurricane shutters will be closed.

HURRICANE IRENE IS COMING |

As you should know by now Hurricane Irene is currently predicted to travel up the mid-Atlantic coast, with the eye passing Ocean City between late Saturday night through Sunday morning.
Based on information just posted on the Ocean City website
http://oceancitymd.gov/Emergency_Management/
more than 9" of rain is expected to fall.
Wind velocities will ultimately depend on the track but this is the current prediction from the OC website:
"Easterly gale force winds start affecting area on Saturday with storm force winds arriving around 4AM Sunday and northeasterly hurricane force winds arriving around 6AM Sunday. Highest speeds should occur around 9AM Sunday reaching 90 MPH gusting to 112 MPH."
Foreign Students/Summer hires have already been ordered to evactuate the city so parking registrations will be suspended for now.
The HPN building staff will start working today to insure that the building is battened down and that unoccupied units have deck furniture moved inside.
Although the city has not announced mandatory evacuations there is a high probability that this will happen by Saturday. Anything you can do as an owner to get your unit ready for this event prior to Saturday will be helpful.
