The water main supplying the upper floors of the building has developed a leak and must be repaired. This repair, if all goes well, will take about 10 hrs.
After the repairs are complete, the water will be heavily chlorinated for approximately 4 hours. Please notify your family, guests and Rental Company of this scheduled work.
Restrooms will be available on the Mezzanine Level.
With a combination of the prep time, weather, and owners needing to come down, we have come up with a schedule. The plan is to complete all the walkways May 8th continuing thru May 12th
During this time, there will be no access to units B thru J on all 13 floors, again this is all depending on the weather cooperating. We will still be working on the floors before then so check with the office prior to coming down.
I apologize for any inconvenience but this is the only way to get them done before the season starts.

The project of resurfacing the west walkways is scheduled to begin April 3rd, weather permitting. During this project several walkways will be temporarily closed. Please contact the office via phone or email prior to coming down to assure that you will be able to access your unit. Also pass this message on to your rental company.

As required by the Town of Ocean City, I have scheduled the annual test of the building’s Fire Alarm and evacuation systems to be conducted on Tuesday, December 6th. Alarms will be sounding throughout the day and we will we will be going into every unit and testing the heat and smoke detectors as well.
This storm was unexpected and is causing massive flooding in the area including my house.
Regardless of units having hurricane shutters, wind driven rain has been reported in several units. Be advised the staff will inspect all units and report as needed once the storm has passed.

Notice of Elections
As prescribed in Article III, Section 4 of the HPN Bylaws, formal notice is hereby given that the Annual Owners Meeting and Elections will be held on Saturday September 10th, 2015 at 9:00 A.M. at the St. Peters Lutheran Church, 10301 Coastal Highway, Ocean City, MD. Purpose of this meeting will be to conduct elections and transact other business of the Council.
We have two positions open on the High Point North Condominium Board of Directors for a 3 year term.
THREE YEAR TERM; Elect Two
Michael Ryan and Steve Rosenthal have both served their first 3 year term and both have indicated they are willing to again run for the open positions.
If you are interested in running for this position, please notify the HPN office or one of the nominating committee members with your intent to run and supply us with your written credentials and qualifications (a brief résumé) so you may be placed on the ballot (as required by HPN Bylaws, Article IV). As additionally provided by HPN Bylaws, nominations may also be made from the floor at the Owners Meeting.

CURRENT STATUS: The HPN BOD is pleased to advise that all three elevators have passed their inspection tests and are back in service.
All of the on-site work is now complete. All three elevator cabs have been upgraded, and the electrical and mechanical infrastructure that makes the elevators work has been replaced, upgraded and/or renovated. The Otis implementation team has completed all of its contractual responsibilities and they have moved on to their next project.
Contractually the Project is now “Substantially Complete”; all that remains is for our Project Manager, MBA’s Mark Belcher, to go through the Completion Punch List and advise the Board that final acceptance can be made. We expect this process to be completed by Friday, April 22nd. With final acceptance the BOD will authorize the Bank of Ocean City to release the remaining 10% retainage that has been held back until the Project was 100% complete.
This Project has been the most expensive Capital Project undertaken in the 44 years since the building was constructed in 1972. The HPN BOD is proud of the fact that we, as your elected management team, had the foresight three years ago to not only make the difficult decision to move forward with this nearly $700,000 Capital Project, but the collective ability and skill-sets to put a team in place that ensured the Project came in on schedule and under budget! The final result is three state-of-the-art elevators with upgraded interiors and features.
