Owner/Guest Rules & Responsibilities

HOUSE RULES

(Adopted September 16, 2000)

The Board of Directors has developed these rules to ensure that all who come here may fully enjoy their stay without having it marred by the inconsiderate actions of a few. Flagrant disregard of the House Rules may be cause for eviction.

These House Rules are adopted under the provisions of Maryland Annotated Code, Real Property Article, Section 11-111 and are in accordance with Article V, Section 1(d), Page 6 and Article XI, Section 2(n), page 16 of High Point North Condominium (HPN) By-Laws, dated September 13, 1986. They supplement Article XI, Obligations of Owners, pages 14-16, and apply to owners and guests, including renters. Copies of the By-Laws are available to all owners in the HPN Office (Mezzanine level).

EMERGENCIES

Call 911 for Police, Ambulance, or Fire Emergencies. The non-emergency number for the Ocean City Police and Fire Department is (410) 723-6600. In case of fire, do not use the elevators. Use the stairways at either end of the building. The telephone number for the HPN Security Guard at the gatehouse is (410) 524-8060 (Memorial Day through Labor Day) only.

PARKING

No more than two parking spaces are allowed per HPN unit unless authorized by the building manager. Do not park in the reserved parking spaces unless you are authorized to do so. Boats, jet skis, trailers, RVs, and other oversized vehicles are not permitted in any of the parking areas.

BALCONY RESTRICTIONS

Do not throw cigarette butts or sweep, shake or otherwise dispose of anything from the balconies. Do not drape towels, blankets, bathing suits, or other articles of clothing on the railings of balconies or walkways.

PETS

Renters or guests are not allowed to bring pets into the building or onto HPN property. All owner's dogs must be registered with our HPNC Pet Committee. Please obey Ocean City's leash laws.

SMOKING

Ocean City ordinances forbid smoking in all public areas of the building. No smoking rules apply to cigarettes, cigars, pipes, e-cigarettes, and any other matter or substance that contains tobacco. This also applies to the sundeck and gated swimming pool area.

CHILDREN

Children may not play on the elevators or in the parking areas, the walkways, under the building, or in the lobbies. Skateboarding, rollerblading and scooters are not allowed on HPN property, including the parking areas, decks, sidewalks and walkways (both inside and outside the building).

MOPEDS & BICYCLES

Mopeds or any other similar motorized vehicles are not allowed inside the condominium building. Bicycles, mopeds or motorcycles may be stored and locked under the pool deck by the recycle containers. Please do not be park any bicycles, mopeds or motorcycles in the lobbies or on the walkways and sidewalks.

OPEN COOKING

Barbecuing and any other type of open-fire cooking is not allowed in any multi-family building (by order of the Ocean City and Maryland State Fire Marshal).

NOISE

Unreasonable noise will not be tolerated. Keep the volume on radios, TVs and other electronic devices at a reasonable level at all times so as not to disturb the people around you. Boisterous parties, unreasonable noise or loudness are a cause for eviction.

RESTRICTED AREAS

Keep off the grass, out of the parking lot dividers and fenced-in dune areas.

TRASH

Trash chutes are located on each numbered floor in the center of the West side walkway of our building. Please do not use the chutes between 7 p.m. and 9 a.m.. Mezzanine unit occupants should use the trash chute located on the first floor between the E and F units. Large items that will not fit in the chute as well as paint and construction materials should be carried to the trash room on the parking lot level. Do not leave trash in the walkways. Garbage disposals in each unit should be used for food waste only.

RECYCLABLES

We have containers located under the south end of our swimming pool deck for your recyclables. Please use the proper container and notify one of our staff if the area needs attention.

LOST KEYS

During the Summer Season (Memorial Day to Labor Day), if you are locked out of your unit before 3:00 p.m., the maintenance staff may be available to let you in with proper identification. Otherwise, call your rental agent or the HPN guard (410) 534-8060 for help. There will be a $40.00 charge if the building manager is needed to provided such service when off duty.

LUGGAGE CARTS

Return luggage carts to the cart area of the lobby immediately after use. Do not keep luggage carts in your unit beyond the time it takes to unload.

SWIMMING POOL AND DECK AREA

The swimming pool is open from 7:00 a.m. to 9:00 a.m. daily for adults only. Swimming is at your own risk, there will be no lifeguard on duty. No diving is permitted at the pool. The regular hours for all of our guests are 9:00 a.m. to 10:00 p.m.. Children under 14 years of age and those who cannot swim should be accompanied by an adult at all times. Forbidden in the pool are animals, children in diapers, cut-offs, and rafts and other flotation devices (except for those that are worn on the body). Food, drinks and glass containers are not allowed in the pool areas. All beverages must be contained in plastic or metal containers. Running, shouting, ball playing, or the tossing of frisbees and similar items are not allowed anywhere on the pool deck area. Showers are available at pool side for the removal of sand and suntan lotions and should be used before entering the pool. Lounge chairs cannot be reserved.

RIGHT OF ENTRY

For safety purposes HPN management must have the right of entry into individual condominium units in case of any emergencies originating in or threatening a unit or common property, whether the owner is present at the time or not. Accordingly, management must be provided with a key to any replacement door locks that have been installed.

WINTER MAINTENANCE

During non-occupancy periods, owners should turn the main water valve off located above the refrigerator, turn off the hot water heater breaker located in the Bayside bedroom closet and maintain heat at a 40 degree minimum. All items must be removed from the Oceanside decks.

OCCUPANCY

Occupancy should not exceed 4 persons in mezzanine units, 6 in one bedroom units, and 10 in two bedroom units (excluding infants under the age of 2)
