Elevator Tower Damage Update

As suggested in HPN BOD President Dave Charter's "Year in Review" memo in your Annual Packets, the repairs to the Elevator Tower from Hurricane Sandy damage will exceed $70,000. This figure is more than twice what we originally thought due to previously unknown and hidden damage to the 42-year old tower windows and surrounding framing, which have deteriorated to the point where we must re-frame and replace all of the window panels in the entire tower.

There is obviously an urgent need to accomplish this tower renovation project to insure the weather-integrity of the tower and windows. Accordingly, Allstates will begin work within the next few days.

To help offset this unanticipated expense, the Board will most likely postpone the West Elevation Walkway resurfacing project originally scheduled for this Spring. As the final financial numbers come in for 2012, the Board will make a final decision as to how we will cover the entire cost.
