OWNER'S MEETING; ELECTIONS/Proxies; NEW BANK

OWNER'S MEETING IN LESS THAN 2 WEEKS!!!

As noted in a memo to all owners on July 1st, the ANNUAL MEETING of HPN Owners will be held on Saturday, September 7th, beginning at 9:00 AM. As we have for the past 3 years the meeting will be held at St. Peter's Lutheran Church, 103rd and Coastal Highway.

Following the meeting we will have the annual Owner's covered dish luncheon. HPN will provide fried chicken and wine, and we look forward again to lots of varied food goodies from our owners. Shortly after the 1PM start of the luncheon, HPN's "house band" - Celebrate & Co. - will begin the 1st of hopefully 3 sets of great music on the deck (weather permitting).

COUNTDOWN TO SUMMER; PARKING REGISTRATION FEE INCREASING TO $30

WATER SHUTDOWN - TUESDAY, MAY 8th
All water will be shut off within the building at 9AM on Tuesday, May 8th.

The water main coming into the building has developed a leak and must be repaired. We are hoping that the shutoff will not last more than 3 hours. After service is restored you may notice some discoloration in the water for a few hours.

WATER IS BACK ON!

After a few starts and stops the water is back on, hopefully for good. Contractor Demco is still fine tuning the new frequency drives but water pressure is up and good all the way to the 13th floor. Final electrical inspection will be made this afternoon.

Other than cloudy water when it is first turned on all owners should have full use of water in their units.

Thanks to all for your patience and cooperation.

ALL WATER TO BE SHUT OFF TUESDAY, MARCH 26TH

Water throughout the building will be totally shut off beginning 6AM, Tuesday, March 26th

The HPN water booster sytem is failing and in need of replacement. Atlantic Plumbing will be removing the 1972 vintage water booster system and replacing it with more efficient frequency drives.

Click "READ MORE" Although the existing system has been repaired over the past few years, parts are no longer available and water pressure is down to an unacceptable level.

HAPPY NEW YEAR, ELEVATOR TOWER DAMAGE UPDATE

HAPPY NEW YEAR

The HPN Staff and Board of Directors would like to wish all of our owners and their families a safe and prosperous New Year! We look forward to the opportunity to serve you during the upcoming year, and will continue to do our best to make High Point North one of the best buildings in Ocean City. Thanks for your continued support.

Elevator Tower Damage Update
click "Read More" Elevator Tower Damage Update

As suggested in HPN BOD President Dave Charter's "Year in Review" memo in your Annual Packets, the repairs to the Elevator Tower from Hurricane Sandy damage will exceed $70,000. This figure is more than twice what we originally thought due to previously unknown and hidden damage to the 42-year old tower windows and surrounding framing, which have deteriorated to the point where we must re-frame and replace all of the window panels in the entire tower.

There is obviously an urgent need to accomplish this tower renovation project to insure the weather-integrity of the tower and windows. Accordingly, Allstates will begin work within the next few days.

To help offset this unanticipated expense, the Board will most likely postpone the West Elevation Walkway resurfacing project originally scheduled for this Spring. As the final financial numbers come in for 2012, the Board will make a final decision as to how we will cover the entire cost.

HPN Survives Sandy - But with some damage

We're happy to advise that the building survived the storm with what appears at this point to be minimal damage:

  • Some A-Stack units suffered damage when glass-enclosed balconies blew out. Owners have been notified**
  • Some of the Dryvit covering the elevator shaft blew off
  • the new fence built to hide the generator was totally destroyed
  • Several sheets of roofing material came off the pool deck parking spots

Click "READ MORE" All in all the building fared as good or better than most. Thanks to Tom, Pearless and Mike for their tireless efforts prior to the storm to get the common areas of the building ready including moving everything off the mezzanine decks, boarding up the lobby and other glass, and battening down our hatches. The staff also moved deck furniture and closed hurricane shutters for those owners that could not get down and this no doubt helped everyone get through this massive storm.

**Individual Unit Damage
Please note that every owner is individually responsible for assertaining whether or not - and to what extent - their unit suffered damages from the storm, including possible leaks from above. Even if you have been notified by the staff about apparent damage, it is ultimately your responsibility to determine the extent of the damage, and work with your insurance company to repair the damage.
